Alpine has fewer than two thousand residents on six and a half square miles, much of it protected parkland along the Palisades. It is the quietest and most expensive address in New Jersey, and it is not a commuter town in any conventional sense.

What you are buying

Estates on one- to five-acre lots, largely built or rebuilt since the 1990s. The Rio Vista and Alpine Country Club sections hold the majority of the high-end market. Transactions are few and prices vary enormously with lot, view and vintage — comparable sales analysis matters more here than anywhere else in the county.

Getting to Manhattan

No rail and effectively no bus. Residents drive — roughly twenty-five minutes to the George Washington Bridge via the Palisades Interstate Parkway, longer at peak. Many households here are not commuting daily.

Schools

Alpine runs its own K-8 school, and students attend Tenafly High School under a send-receive relationship. The elementary school is very small, which families tend to regard as either the main attraction or the main drawback.

Where people actually go

The Palisades Interstate Park runs the entire eastern edge, with trails down to the Hudson. The Alpine Boat Basin and the historic Kearney House sit at the bottom of the cliffs. There is no downtown; residents shop in Closter, Tenafly or across the bridge.
