I'm Ricky Bonilla, a real estate agent with Prominent Properties Sotheby's International Realty in Tenafly, helping buyers and sellers across northern New Jersey. Bergen County is my specialty: all 70 of its municipalities, and the differences between them that do not show up on a listing sheet.
For buyers
We start with the map, not the listings. A buyer moving from Manhattan usually arrives with a budget and a vague sense that they want good schools and a short train. Before we see a house I want to know your commute, your school stage, and how much land you actually want to maintain. That usually eliminates half the county, which makes the other half legible.
I will tell you when a house is priced wrong, including when it is mine to sell. I would rather lose a listing than talk you into an offer you regret at the inspection.
For sellers
Pricing in Bergen County is hyper-local. Two comparable houses a mile apart can sit in different districts, different tax rates and different buyer pools. I price to the block, market to the buyer who is actually looking there, and tell you honestly what the first two weekends will decide.
